At Muskoka Soul our goal is to provide an unparalleled guest experience.

Both properties are designed specifically to offer boutique hotel amenities in the comfort and privacy of a lake house setting.

Open all year, we host guests for weekly, weekend & mid-week escapes. When you are ready to book, the process is easy. We will reply back with confirmation of availability, the rate total and next steps to secure your escape.

For over a decade, we continually strive to provide the best value in luxury rentals. You are connecting directly to the owners so when booking through this website there are no booking fees. Fees of 10-30% are built into rates when you book with a rental portal site / rental management company representing owners. And no 30% Concierge Service fees when you book directly using our guest e-Concierge Connect referral. It’s a service we have offered Muskoka Soul guests since 2006. Partner service suppliers include private chef & server, RMT, catering, food shopping, on-site yoga, on-site spa services, fish charters, boat rental, mid-stay or multi-day cleaning, and added house linens, etc, etc.

TERMS

  • All rates are in Canadian dollars | 13% HST is added to all rates
  • At The Lake House, occupancy maximum: 10 people; children under the age of three stay free. At Cliff Bay, occupancy maximum: 12 people; children under the age of three stay free
  • Now booking 2019 & 2020. A deposit of rental rate total is required to secure a reservation and completed a guest contract
    • for arrivals in winter, spring & summer 2019: 40%; final payment 6-weeks prior to arrival.
    • for fall 2019, 20% in February; final payment 6-weeks prior to arrival. Winter to summer 2020: 20% on booking; 20% in Feb of the arriving year; final payment 6-weeks prior to arrival.
  • Secure Payment options: Interac e-Transfer to Soul Management Group Inc (our rental company), Chase Paymentech for Visa or MasterCard, ask about AMEX.
  • Throughout the year we have back to back bookings, Check-in after 4:00 PM, Check-out at 10:00 AM to ensure sufficient cleaning time between guest groups and supplier requirements of 6 hours.
  • Summer guests have the option of air conditioning and pay a weekly or daily fee.
  • Guests have the option to secure mid-stay or multi-day cleaning and additional house linens during their stay. Mid-stay cleaning minimum 4 hours June-August;  3 hours September – May.
  • No pets without written approval from Soul Management Group; an additional cleaning fee will apply for 1 small dog approval

Renting in Muskoka for over 13 years has provided our team with great perspective on the rental market. We have tracked the evolving market place for over a decade. 2017’s MOST SEARCHED Canadian Destinations was Muskoka. A trend that has continued into 2018. If you are looking for next summer “We started seeing a jump in bookings in October,”

In 2017 there was a 74% increase in vacation rental trips booked.

Who are emerging to be the major players  in the online vacation rental world, AirBnB and VRBO / Canada Stays the Home Away group of rental services. So how are these online suppliers impacting rates? A 12-15% cost to rentee on a booking and higher rates from renters to cover the fees they pay for the portal use 3-10%. What does this translate for a guest booking a weeks vacation in Muskoka? Here are the numbers.

As of 2018 the new average in Muskoka is $11,500 for a week at a 5-6 bedroom, 3-5 bathroom luxury rental property on either Lake Muskoka, Lake Rosseau. How does this impact the value of the rental? …$2875 of the rental is for fees. So the real value is $8625. Not so fast, now factor the 13% HST that has to be paid to CRA, now the value reduces to $7650 when you factor for taxes.  Taxes have to be paid but the 25% can be avoided through working with a property owner. A property owner not a rental company as a rental company will build 25-30% into the rental rate for their fees.
